  • Notice Tiers (RPL § 226-c): Notice required for rent increases or non-renewal depends on occupancy length: 30 days (<1 year), 60 days (1–2 years), or 90 days (2+ years).
  • 14-Day Deposit Return (Gen. Oblig. Law § 7-108): Security deposits must be returned within 14 calendar days after the tenant vacates. If the landlord fails to provide an itemized statement within 14 days, they forfeit any right to retain the deposit.

If you have a fixed-term 12-month lease that ends on the last day of the month and you choose to leave early without landlord consent, you are generally liable for full rent until a new tenant moves in or the term expires.
